- All partners of Waterfronts are available to speak to personally. If it’s more convenient, we’re happy to meet with you at your property or a location of your choice in the locality – perhaps at a coffee shop or over lunch.
- We oversee each stage of the sale, liaising with solicitors, surveyors and so on to ensure smooth progress towards completion.
- We’ll give you regular updates – by text, email or phone, whichever you prefer.
- In addition, our sellers have their own personalised online tracking facility, so you can always see exactly where you are in the process.
- To make sure we fit in with your needs, we’ve extended our viewing hours, with viewings up to and even beyond 8pm.
- Our in-house HIP production and energy assessment services can help everything go through more quickly and smoothly.

The selling process
Here’s the procedure we follow to make the whole selling process as straightforward and efficient as possible:
- Unsure of selling/moving? Why not use our expertise to help you make the right decision based on your circumstances and market conditions.
- We will offer a no-obligation, free valuation of your property to determine its potential sale price.
- Once you place your property on sale with us, we will organise your Home Information Pack, which is required by Law in order to market your property.
- Once on the market, we will then start extensive high-coverage marketing in various media.
- We review the status of all potential buyers to ensure they are serious, and then we book viewings. All appointments are first agreed with you or the occupier.
- We attend all viewings, ensuring your home or investment properties are always shown to their best advantage.
- You will receive feedback on every viewing through our weekly report. You can also login to our online property portal to get up-to-date information on how we are progressing with marketing your property.
- We will report all offers immediately, and help you decide how best to proceed.
- Once you accept an offer, you will need to instruct a solicitor to deal with the legal process. Waterfronts can recommend a selection of experts in this field, just ask one our representatives.
- At this stage the buyer/s will organise a survey on the property.
- Then the buyers solicitors will raise any enquires and request the required searches to be carried out.
- Then the time frame for exchange of contracts and completions gets agreed between both parties. This enables you to arrange removals and interlink it with your purchase (if you selling and buying/moving to a new property).
- Next stage is the exchange of contracts is when the deposit is paid and the sale becomes legally binding.
- Just before completion we would advise you arrange for building insurance, redirection of mail, meter readings, notification to your local authority for council tax and utility providers i.e. gas, telephone & electric.
- We then proceed to completion. On the day of your completion your mortgage will be paid off by your solicitor (ensure that you are aware of any early repayment charges on your mortgage) and the balance paid to you or your related purchase.
- Finally, this whole process can seem daunting but when you make the correct choice of estate agent and legal representative, the whole process can be made much smoother and less stressful (we can never say moving home is stress free)
